Halton Hills Housing Market Update – May 2026
By Shelly Williamson | Your Georgetown & Halton Hills Real Estate Expert
If you're wondering what's happening in the Halton Hills real estate market, you're not alone. As your local Georgetown REALTOR®, I'm keeping a close eye on the numbers so you can make informed decisions whether you're buying, selling, or simply watching the market.
The Greater Toronto Area (GTA) housing market saw stronger sales activity in May 2026 compared to May 2025, showing that buyers are returning. However, despite increased activity, the average home price across the GTA has decreased by approximately 4.6% year over year, creating opportunities for buyers while encouraging sellers to price strategically.
Halton Hills Market Snapshot – May 2026
- 69 homes sold
- Average sale price: $1,018,074
- 172 new listings
- 248 active listings
- 98% of list price achieved on average
- Average Days on Market: Approximately 37 days
The increase in inventory means buyers have more choice than we've seen in recent years. For sellers, this also means competition is higher, making professional marketing, pricing, and presentation more important than ever.
While the average Days on Market is reported at 37 days, it's worth noting that this statistic can be difficult to interpret because many listings are terminated and re-listed, resetting the clock. In reality, well-priced and well-marketed homes continue to attract serious buyers, even in today's more balanced environment.
Is This a Buyer's Market in Halton Hills?
The short answer is yes. With 248 active listings and a significant increase in new inventory, Halton Hills is firmly a buyer's market. Buyers have more homes to choose from, more time to make decisions, and greater negotiating power than we've seen in recent years.
We're definitely in the spring market, but it appears to be a shorter spring market than we've experienced in previous years. While motivated buyers are still active, the larger supply of homes means sellers need to be strategic. Pricing accurately, preparing your home properly, and marketing it effectively are essential to achieving the best possible outcome.
For buyers, this market presents an excellent opportunity. With more inventory and less pressure to compete against multiple offers, many are finding they can negotiate better terms and take the time to find the right home. At the same time, sellers who understand the current market and position their homes correctly are still achieving strong results, with homes selling for an average of 98% of list price.
